From first-fix pipework to a finished loft bathroom, here's what's typically involved.

First-fix pipework and drainage

Running supply, waste and heating pipes through the new loft structure with a workable route back to the existing stack.

Loft bathrooms and en-suites

Designing and fitting a full bathroom or en-suite into the converted space, coordinated with the building work.

Getting the plumbing right before the room takes shape

A loft conversion changes the shape of your home, and the plumbing has to keep up with it. Whether you're adding a shower room, an en-suite off a new bedroom, or just extending the heating into a converted attic, the pipework needs planning before joists and plasterboard close it all in. We work through the layout with you early, so waste, supply and heating routes are decided while there's still room to change them.

The usual order is structural work first, then first-fix plumbing while walls and floors are still open, then insulation and plastering, then second-fix once the room is finished. We fit in around that sequence, running supply pipes, waste pipes and heating pipework through the available voids, and making sure the drainage has a sensible fall back to the existing stack. Water pressure often needs a look too, since upper floors can struggle for a decent shower unless the system's set up for it.

A loft bathroom is only as good as the pipework nobody sees.

Ventilation matters more in a loft than almost anywhere else in the house. Moisture with nowhere to go causes damp and mould, so an extractor fan (and sometimes extra insulation around pipework) is part of getting it right, not an afterthought.

We get asked a lot about whether an existing system can cope with a new loft bathroom, and the honest answer is it depends on your pressure and pipe sizing, which we check before quoting rather than after. Can our existing system handle a bathroom in the loft?

Often yes, but it depends on your current pipe sizing and pressure. We check this before quoting so there are no surprises once work starts.

Do you work directly with our builder or contractor?

Yes, we coordinate the plumbing first and second fix around the structural work, which is the usual way loft conversions are sequenced.

What if drainage can't run to the existing stack easily?

We look at the route and fall required early on. Sometimes it means adjusting the bathroom layout, and occasionally a pump is needed if gravity drainage isn't practical.

Is a pump needed for water pressure at that height?

Sometimes. Upper floors can struggle for pressure, especially for showers, so we assess this as part of planning rather than after fitting.

Do you handle ventilation for a loft bathroom?

Yes, we fit extractor fans as standard on loft bathrooms to help manage moisture and reduce the risk of damp.

Are you Gas Safe registered for any heating work involved?

Yes. We are Gas Safe registered for domestic gas work, registration 568345, and an accredited Vaillant installer, so the heating side of a loft conversion is within our scope.
