Keeping rented and family homes gas-safe, properly

If you're a landlord, an annual gas safety check isn't optional. It's a legal requirement under the Gas Safety (Installation and Use) Regulations 1998, and it has to be carried out by an engineer on the Gas Safe Register. The certificate that comes out of it, still commonly called a CP12, is your record that the gas appliances, flues and pipework in the property have been checked and are safe to use.

For homeowners without tenants, there's no legal obligation, but the same check gives you the same peace of mind: knowing your boiler, gas fire or cooker isn't quietly putting the household at risk. Either way, the process is the same. We check each gas appliance, the associated flue, and the pipework, and record the findings against the property address, the date, and our Gas Safe registration number, 568345.

A safe home shouldn't be something you have to guess at, it should be written down and checked every year.

If everything's in order, you get your certificate on the spot. If something needs attention, that gets flagged clearly, and where it's straightforward, we can usually put it right there and then and issue the certificate once it's fixed. There's no pressure and no upselling, just a clear explanation of what was found and what (if anything) needs doing.

What a check involves

Landlords need to get existing tenants a copy of the record within 28 days of the check, and new tenants should see it before they move in. It's worth keeping copies for at least two years, since you may need to show a couple of previous checks as well as the current one.

Do I legally need a Gas Safety Certificate?
If you're a landlord renting out a property with gas appliances, flues or pipework, yes, it's a legal requirement renewed every 12 months. If you're a homeowner living in your own property, it's not a legal obligation, but it's a sensible safety check.
What exactly gets checked?
Every gas appliance in the property, its flue, and the associated pipework, plus ventilation where relevant. Any defects are recorded, along with the engineer's details and the date of the check.
How long does a check take?
It depends on how many gas appliances the property has, but most domestic checks take under an hour.
What happens if a problem is found?
It gets noted clearly on the record, and where possible we can carry out the remedial work and retest on the same visit. If it's more involved, we'll talk you through the options before doing anything.
Do I need to give tenants a copy?
