Getting your underfloor heating working properly again

Underfloor heating is brilliant when it's working, and frustrating when it isn't. Cold spots, a system that never quite warms up, or a leak you can hear but can't see, these are the calls we get most. Whether it's a wet (water-based) system under tiles or an electric cable system under laminate or carpet, the approach is the same: find the fault properly before touching the floor.

We start with diagnosis rather than guesswork. Pressure testing, thermal imaging and electrical continuity checks let us narrow down where the problem is, so we're not lifting an entire floor to fix a few centimetres of damaged pipe or cable. Once we know what we're dealing with, we access the affected area carefully, carry out the repair, and test everything again before we consider the job finished.

A good underfloor heating repair should mean the smallest possible hole in your floor and the most reliable fix underneath it.

For wet systems, that usually means cutting out the damaged section of pipe and joining in a new piece with proper fittings, then flushing the system, bleeding out any trapped air, repressurising and balancing the flow so heat comes back evenly rather than just in one loop. Electric systems involve isolating the circuit, exposing the break in the cable or element, repairing or bridging it with the right kit, and retesting before anything gets covered back over.

We know the main worry with underfloor heating repairs isn't usually the heating itself, it's the floor. Tiles, screed, carpet, wood, whatever's on top has to come up to get to the fault, and people want reassurance that it'll go back down properly and not look patched. We're tidy about it: careful cutting, careful reinstatement, and if tiles or grout need replacing we'll factor in proper curing time before the heating goes back on.

Will you need to dig up my whole floor?
Usually not. We diagnose the fault first using pressure testing, thermal imaging or electrical checks, so we can target the repair to a small area rather than lifting the whole floor.
How do I know if it's a wet or electric system?
If your underfloor heating is connected to your boiler or heating system via a manifold, it's likely a wet system. If it runs off its own electrical thermostat with no pipework, it's electric. Either way, tell us what you know and we can usually confirm on site.
What are the common causes of cold spots?
Cold spots are often caused by airlocks, a blocked or unbalanced loop at the manifold, a damaged pipe or cable, or a faulty pump or valve. Diagnosis identifies which of these is causing your particular issue.
Will the floor covering need replacing?
Sometimes just a section, such as a tile or a strip of laminate, needs lifting and relaying. We'll always talk you through what's likely before we start, and reinstate as tidily as possible.
How long does a repair take?
A straightforward pipe or cable repair can often be done in a day, but wet systems need time afterwards for flushing, bleeding and repressurising, and any relaid tiling may need to cure before the heating goes back on.
