Air Conditioning Cleaning

If your air conditioning smells musty when it kicks in or the airflow just isn't what it used to be, it's usually a hygiene problem inside the indoor unit, not a fault. We clean the filters, coil, blower wheel and condensate parts so it runs fresh and clear again.

What's covered in a clean

A proper clean deals with every part that collects dust, moisture and odour inside the indoor unit, not just a quick filter wipe.

Filter Cleaning

Removing dust and debris from filters so the unit doesn't have to work harder for less cooling.

Coil Cleaning

Clearing dirt and moisture buildup from the indoor coil, which is often where musty smells start.

Blower Wheel Cleaning

Cleaning the blower wheel of trapped dust so airflow through the room is restored.

Condensate Tray & Drain Clearance

Clearing blocked trays and drains that cause water to back up and drip from the unit.

Why air conditioning starts to smell or lose airflow

Most domestic air conditioning in Brighton and the surrounding towns is a wall-mounted split system with no ductwork at all, so when something's not right, the cause is almost always inside the indoor unit itself. Dust settles on the filter, moisture and grime build up on the coil, the blower wheel picks up a layer of debris, and the condensate tray or drain can quietly clog. Any one of those on its own can make a system smell musty on startup, blow less air than it should, or start dripping.

A dirty coil is usually the biggest culprit behind that stale smell. Dirt sitting on a cold, damp coil is exactly the kind of environment where odour-causing buildup thrives, and no amount of running the unit on a colder setting will fix that. A blocked condensate tray or drain causes a different problem: water has nowhere to go, so it backs up and drips from the unit onto the wall or floor below it.

A clogged filter is the easiest of the four to picture. Air has to force its way through, the unit works harder to shift the same amount of cooling (or heating, since most modern systems do both), and you end up paying for effort that isn't turning into comfort.

A musty smell on startup is almost always a cleaning problem, not a breakdown.

More information

We treat this as a distinct job from an annual service. A service is a broader mechanical check of the whole system. This is specifically about hygiene: getting the filters, coil, blower wheel and condensate parts properly clean so the unit runs the way it should, smells the way it should, and stops dripping. If your system is genuinely ducted, which is uncommon in the homes we work in, we'll say so and deal with that separately rather than assuming it applies.

If anyone in the house has asthma or allergies, keeping these parts clean matters more than usual, since dust and microbial buildup on a dirty coil can affect the air being pushed round the room. It's not a replacement for proper ventilation or air quality measures, but it's a sensible, low-disruption step that makes a real difference to what's actually circulating.

We work across Brighton, Hove, Woodingdean, Worthing, Lewes, Shoreham-by-Sea, Haywards Heath, Seaford and Burgess Hill, on garden office units, bedroom splits, whole-home multi-split setups and small commercial systems in offices, shops and salons alike. Whatever the setting, the fix for a musty or sluggish unit is usually the same: get inside it and clean it properly. If the smell keeps coming back after a clean, or there's a persistent drip even once the drain's clear, that can point to something needing a closer look, and we'll tell you plainly if that's the case rather than just cleaning round it.

Before you book

Straight answers about what an air conditioning clean covers and what it doesn't.

Is this the same as a full air conditioning service?
No. A service is a broader mechanical check of the system. This is specifically the hygiene job, cleaning the filters, coil, blower wheel and condensate tray and drain to deal with smells, poor airflow and drips.
Will you clean the ductwork?
Only if your system genuinely has ducts, which most wall-mounted split systems in this area don't. We won't assume duct cleaning is needed or charge for it unless it actually applies.
Why does my unit smell musty when it first switches on?
That smell is usually coming from dirt and moisture built up on the indoor coil. Cleaning the coil properly, rather than just the filter, is what actually clears it.
Why is my unit dripping water?
A blocked condensate tray or drain is the most common cause, and clearing it usually solves it. If dripping continues after a clean, that can point to an installation or component issue that needs a separate look.
Can this help if someone in the house has asthma or allergies?
Cleaning the coil, filter and blower wheel reduces dust and buildup that can affect air quality, which often helps. It's a useful step but not a substitute for proper ongoing maintenance or ventilation.
Do you cover commercial units too?
Yes. We clean indoor units in small commercial premises such as offices, shops and salons as well as domestic systems, since this hygiene work applies to any wall-mounted or split unit.
How much does a clean cost?
It depends on the number of units, their accessibility and how neglected the condensate parts are, so we're not going to guess a figure here. Get in touch and we'll talk it through.
Do you cover my area?
We work across Brighton, Hove, Woodingdean, Worthing, Lewes, Shoreham-by-Sea, Haywards Heath, Seaford, Burgess Hill and surrounding Sussex towns.
